How the Nestimate home value estimate works

Nestimate gives you a quick, free value range for a U.S. home. Enter the location, the number of bedrooms and the condition of the house (square footage is optional), and the calculator returns a low–high range instead of a single number, because no automated tool can see your kitchen, your lot or your street.

Where the numbers come from

When you enter a valid 5-digit ZIP code, the estimate is anchored to the U.S. Census Bureau’s American Community Survey (ACS) 5-year median home value for that ZIP code. That figure is brought forward to today with FHFA house price appreciation, then adjusted for your home’s size and condition. The neighborhood screen uses the Census distribution of home values in the same ZIP code. Without a ZIP code, the result is a rough, input-based range and should be treated as a starting point only.

What the estimate is — and what it isn’t

It is an informational range, not an appraisal, a broker price opinion or an offer. Recent renovations, lot size, views, the school district and the exact comparable sales on your block can move the real price outside the range. Before you sell, refinance or renovate, ask a local agent for a comparative market analysis or order a licensed appraisal.

What you’ll see after the estimate

After the value range, the calculator walks through where your home sits in its neighborhood, a five-year value trend, renovation upside and your estimated equity. Every step is optional, and you don’t need to sign up or give a phone number to see your estimate.

Home value estimate FAQ

Is the Nestimate home value estimate free?

Yes. The calculator is free, needs no account and doesn’t ask for your phone number.

What data does the calculator use?

For a valid ZIP code it uses the U.S. Census Bureau’s ACS median home value and home value distribution for that ZIP, adjusted to today with FHFA house price appreciation, then for size and condition.

How accurate is an online home value estimate?

Automated estimates work from area-level data, so they can’t see your upgrades, your lot or your view. Treat the result as a range to start from, not a price. A local agent’s comparative market analysis or a licensed appraisal is far more precise.

Is this an appraisal?

No. The estimate is for information only. Lenders and courts require an appraisal by a licensed appraiser.

What raises a home’s value the most?

Condition and curb appeal usually beat big remodels. In national cost-vs-value data, exterior projects such as a new garage door or steel entry door recover more of their cost than a major kitchen or bath remodel. Our renovation ROI calculator shows the typical return project by project.
